Each week, our office tours new properties for sale in the area and I’m able to talk with the listing agent and see first hand what the property looks like. Having someone on your side when negotiating a price is very important. Sometimes the listing agent will ask you to agree to “dual agency”, where he acts for both parties and earns two commissions. I remind my clients in that situation they have no real representation and less protection if problems arise. My services are free charge for buyers.
It’s important to note that the seller’s agent is a trained professional in negotiating and will use their skills to get the highest price for their client. When I negotiate on your behalf, you’re able to step back from the process without being exposed to aggressive bargaining or words that might cause you to reflect on the process of the sale rather than looking forward enjoying your new home.
