Looking for a solid, year-round real estate investment?
A Blue Mountains investment property is a wise decision that will provide years of part-time accommodation for your family and a steady income when you’re not there. People from all over choose to buy in Blue Mountains because of the lifestyle and quality of life in Ontario’s four season recreation capital. It’s very important to know in advance how the property will be used and rented in order to make the right choices.
For example, the Georgian Triangle area has very few properties that are zoned for short-term and nightly rentals. They include, Craigleith Shores, Village at Blue, and Mountain Springs Lodge. If you’re looking for something larger than a condo, like a single family home or townhouse, rental options are restricted to 30+ days. A suite may provide you with the seasonal income you desire while still being able to live in the property full-time. Short term rentals are allowed in other municipalities, for example Meaford and Grey Highlands, and we can find properties where it is allowable.
Certain rental properties sell quickly so it’s a good idea to subscribe to our new listing alerts. You’ll receive listings before they are posted to MLS® and have an opportunity to see them before the general public. Use the form below to sign up for pre-alerts on upcoming properties for sale.

Knowledge and experience
I’ve helped many investors buy their first property in the Blue Mountains recreation area. I can expertly determine the true value of each one which allows me to be selective when showing you properties. Knowing which investment properties to short-list for your viewing is an important skill that I’ve developed to save everyone time.
As a REALTOR® I have the special resources to make searching for a home easier and more efficient. Software provided by the Southern Georgian Bay Association of Realtors® and the Canadian Real Estate Board allow me to set-up customized filters based on your individual needs and wants. Each day, it scans the MLS® looking for your new home and sends a notice to me. You can receive a copy of these listings by subscribing to my Pre-Listing Alerts program, which will allow you to see sold listings and private information like taxes and Realtor® notes. Each week, our office tours new properties for sale in the area and I’m able to talk with the listing agent and see first hand what a property looks like. If there are a few that I think you would like, it’s an opportunity to see them right away.
Having someone on your side when negotiating a price is very important. Sometimes the listing agent will ask you to agree to “dual agency”, where he acts for both parties and earns two commissions. I always tell my clients that they have no representation in that scenario – why would you do that when my services are free of charge? It’s important to note that the seller’s agent is a trained professional in negotiating and will use their skills to get the highest price for their client. When I negotiate on your behalf, you’re able to step back from the process without being exposed to aggressive bargaining or words that might cause you to reflect on the process of the sale rather than looking forward enjoying your new home.
Buying a home can be an exciting but sometimes overwhelming experience. I help people buy Blue Mountains real estate almost every day so I’m the best one to coordinate the sales process while you concentrate on moving preparations. I’ll take care of the title and lien searches, arrange a home inspection, and work with the seller’s agent to handle all the details. You may want an introduction to a mortgage broker, which I can arrange. Our office has relationships with a select few professionals who we feel are trustworthy and do quality work. Please note, I cannot accept referral fees or commissions from other professionals involved in the exchange process so you can be assured that my loyalty is exclusive to your well-being.
